PINE PLAINS, NY —
Between March and April 2025, the quiet town of Pine Plains recorded four public residential property sales, showcasing a wide range in home values—from a historic high of $3.4 million to a modest $130,000 sale for a fixer-upper. These figures highlight both the diversity of the housing market and the increasing demand for homes in this scenic part of Dutchess County.
Highest Sale in a Decade
The most notable transaction was the sale of 420 Carpenter Hill Road, a six-bedroom, 4.5-bathroom estate built in 1996. The property, known for its spacious layout and private setting, sold for $3,425,000 on April 6, marking the highest residential sale in Pine Plains over the past 10 years.
A Mix of Historic and Modest Homes
In contrast, the other three sales reflected more modest and historic offerings:
-
2854 Church Street, a charming three-bedroom, two-bathroom home built in 1911, changed hands for $810,000 on April 11.
-
Just down the road, 3088 Church Street, a three-bedroom, two-bathroom home dating back to 1872, sold for $307,500 on March 20.
-
The most affordable sale was 10 Academy Street, a two-bedroom, one-bathroom house in need of renovation. It sold for $130,000 on April 4 and represents an opportunity for restoration in the heart of the Pine Plains hamlet.

This limited inventory suggests a competitive market, especially for buyers seeking homes under the $400,000 mark.
