Governor Kathy Hochul has unveiled a major housing initiative aimed at easing New York’s housing shortage through a 265-unit mixed-income residential development near the Beacon Metro-North Station. This transformative project, located on a currently underused parking lot, is part of the Governor’s broader executive action to convert idle state-owned properties into vibrant, livable communities.
A Strategic Move Under the RUSH Initiative
The new development is being delivered through the state’s Redevelopment of Underutilized Sites for Housing (RUSH) initiative. The selected developer, Jonathan Rose Companies, will oversee the construction of 265 homes designed to accommodate a mix of income levels, underscoring the project’s commitment to inclusivity and long-term affordability.
“By creating new housing next to the Beacon Metro-North station, we are breathing new life into an underutilized site and giving more New Yorkers the opportunity to live in a vibrant community with an express train to New York City just next door,” said Governor Hochul in a press release.
A Transit-Oriented Vision for Sustainable Living
One of the most notable aspects of the project is its transit-oriented design, promoting walkability, sustainability, and reduced car dependency. The site’s proximity to the Beacon train station offers direct access to midtown Manhattan, making it ideal for commuters and families seeking urban access without the congestion of city life.
“Transit-oriented development is a double win for the region – creating lively, walkable communities while responding to Governor Hochul’s commitment to new housing,” said MTA Chair and CEO Janno Lieber, reinforcing the alignment between transportation infrastructure and housing expansion.
Local Support and Community Benefits
Beacon Mayor Lee Kyriacou has voiced strong support for the development, highlighting its potential to not only increase housing availability but also bolster local businesses and improve access to affordable living.
“MTA’s proposed Transit-Oriented Development project in the City of Beacon will provide increased and affordable housing opportunities to current and future residents,” said Mayor Kyriacou. “This development will help support our Main Street economy and address regional housing demands.”
In conjunction with the residential build, a structured parking garage will be constructed to maintain commuter access, ensuring that the needs of both residents and transit users are met without compromise.
Jonathan Rose Companies: A Proven Partner
Known for its focus on sustainability and affordability, Jonathan Rose Companies brings an experienced hand to the Beacon project. With a portfolio of nearly 20,000 apartment homes, the firm has consistently delivered developments that prioritize environmental consciousness and community well-being.
“We are so pleased to have been selected by the MTA to redevelop the Beacon Train Station’s North Lot,” said Jonathan F.P. Rose, founder of the company. “This project reflects our mission to create communities of opportunity that advance social equity and economic development.”
Aligning with Statewide Housing Goals
This development aligns with Governor Hochul’s broader housing strategy, which aims to create or preserve 100,000 affordable homes across New York State, as laid out in the FY23 Enacted Budget. The Beacon project exemplifies how public-private collaboration can tackle the housing crisis by maximizing the value of public lands.
Looking Ahead
Once completed, the Beacon Metro-North Station housing project will stand as a symbol of strategic investment and innovative planning. It not only addresses immediate housing needs but also represents a blueprint for how underutilized land can be repurposed to foster economic vitality, environmental sustainability, and social inclusion.
As New York continues to face a housing crunch, projects like this are pivotal in building a more affordable, accessible, and connected future for its residents. Through bold initiatives and cross-sector cooperation, Governor Hochul is laying the foundation for a more livable New York—one community at a time.
