BEACON, NY — A major transformation is coming to the waterfront area of Beacon, New York. The Metropolitan Transportation Authority (MTA) has approved a new development that will convert the Beacon Metro-North Station parking lot into a 265-unit residential complex, offering much-needed mixed-income housing for the growing community.
A Solution to the Housing Crunch
The approved project, spearheaded by Jonathan Rose Companies, is part of Governor Kathy Hochul’s broader state initiative to repurpose underutilized state-owned land to help solve New York’s housing shortage. Beacon, once a quiet riverside town, has seen a population boom over the past decade—fueled in part by New York City transplants seeking a quieter lifestyle with easy access to the city via the Metro-North line.
Maintaining Transit Access
The transformation of the Beacon train station lot won’t come at the expense of commuter convenience. While the existing surface parking will be eliminated to make way for the residential development, plans include a structured parking garage to ensure commuters retain access to the station.
Dutchess County Executive Sue Serino expressed strong support for the project, calling it a “high and best use” of the space and noting that it will preserve crucial commuter parking while enhancing the area with housing and infrastructure.
Prime Location with Scenic and Urban Perks
Located right along the Hudson River waterfront, the new complex will provide direct access to the train station, allowing future residents to travel to Manhattan in just 80 minutes. The development will also be within walking distance of Beacon’s vibrant Main Street, known for its shops, restaurants, galleries, and community events.
High Demand Expected
Though specific rental prices and a completion timeline have not yet been disclosed, local officials and developers anticipate high demand for the new housing due to the project’s location, scenic river views, and seamless connection to transit.

This Beacon project exemplifies a statewide push to address housing shortages by transforming public assets into residential opportunities. As more people continue to seek out upstate communities like Beacon for a mix of urban access and small-town charm, the demand for creative housing solutions remains urgent.
